How long is a lease?

Our standard lease is one year. If you want a longer commitment, multi-year leases are available — just tell us during your tour and we'll work it out.

Do you offer month-to-month?

No. Annual is our minimum term.

What does the application process look like?

Every applicant completes a credit check before a lease is approved and issued. It's straightforward, and we'll walk you through it after your tour.

Do I need insurance?

Yes. All tenants are required to carry and maintain renters insurance for the duration of the lease.

Access & Security


When can I get into my studio?

24 hours a day, 7 days a week. It's your space — work at 2pm or 2am.

How does building access work?

The complex is secured with a ButterflyMX video intercom system. You control who gets buzzed in, from your phone, whether you're in the building or not.

The Buildings


Are there bathrooms?

Yes — community bathrooms in both buildings.

Is anyone on site?

Yes. We have a building caretaker and operations person on site. If something breaks, there's a real person to tell.

How is the building maintained?

Hallways and bathrooms are cleaned multiple times per week.

Is there anywhere to grab food or coffee?

There are vending machines on site, and a café is opening on the Tioga campus in early 2027. Càphê Roasters, a James Beard Award semifinalist Vietnamese coffee roaster, is a short walk away.

Can I get a truck in?

Yes — two truck loading docks, plus a private cobblestone courtyard.

What about bikes?

Secure bike parking is available.

Noise & Use


Can I run a music studio here?

Sometimes — but not everywhere, and not without talking to us first.

We have noise requirements, and to keep them workable we deliberately limit the number of music studios in the complex and where they can go. Sound travels in a 19th-century mill building, and protecting the working conditions of every tenant means we can't say yes to every request.

If you're a musician, producer, or run a recording operation, tell us early. We'll be straight with you about whether we have a location that works.

What kinds of businesses are here?

Artists and fine art studios, makers and fabricators, photographers and film crews, dancers, wellness businesses, small manufacturers, and a range of small businesses — 130+ tenants in all.
