Music Studio and Rehearsal Space in Philadelphia
D Street Studios is home to recording and rehearsal tenants, including Treaclemine Recording, and has set aside seven studios in the Tioga building where music works. If you are a musician, producer or engineer, this page explains how it works and which rooms to ask about.
How music works in a mill building
Sound travels in a 19th-century mill building. To protect the working conditions of every tenant, the number of music studios in the complex is capped and they are placed in specific locations chosen for what is around them. That means we cannot say yes to every request, but when we can say yes, you get a private, individually locked room with 24/7 access and ceilings of 17 to 20 feet.
Tenants handle their own sound treatment inside the studio. Heavy timber, brick and concrete are a good starting point for isolation, and the freight-width corridors and two loading docks make moving a drum kit, a console or a vocal booth straightforward.
What to tell us before you tour
Say early on the tour form that you are a musician or producer, describe your setup (rehearsal, mixing, tracking, live drums, amplified instruments), and the hours you expect to be loudest. We will be straight with you about which of the rooms below fits. Leases are annual with a credit check and renters insurance, and there is no month-to-month or hourly option.

The seven studios currently open where music use can be placed, on the first, second and third floors of the Tioga building. Music use is subject to approval; these are the rooms to ask about.

Questions we get asked
Can I run a recording studio at D Street?
Yes, in the studios listed above, subject to approval. Music studios are limited in number and placed carefully because of noise. Tell us about your setup first and we will match you to a room.
Is the building soundproofed?
No. Tenants are responsible for sound treatment inside their own studio. The heavy masonry and timber construction helps, but you should plan your own isolation.
Can I rehearse late at night?
Tenants have 24/7 access, but noise requirements apply at all hours. Where music tenants are placed is chosen to keep late sessions workable for everyone.
Do you have hourly rehearsal rooms?
No. Studios are leased annually to tenants who want a permanent room of their own.
What does a music studio cost?
The studios set aside for music currently run from $800 to $2,200 a month, for roughly 476 to 1,769 square feet.
